The Silicon Review recently reached out to Shakti C’Ganti, the founder and CEO of Ashland Greene, to discuss his company.

Interview Highlights

Please tell us about the circumstances or events that led to the founding of Ashland Greene.
My entrepreneurial journey started with a bold move following the 2008 financial crisis. I left private equity to embark on a new venture that would shape my destiny. I started by transforming a Manhattan loft and partitioning it into rental bedrooms. This funded the inception of my real estate brokerage enterprise and my first real estate acquisition, a distressed buy in 2010 on Ashland Place in Fort Greene, Brooklyn. For the next seven years I purchased townhomes in Brooklyn and renovated them. It kindled a profound
passion for real estate investment.

To scale our multifamily business, we focused on Dallas, Texas, one of the nation’s fastest growing markets. Today, Ashland Greene is a successful, vertically integrated real estate investment firm with over $1.1 billion in transactions, 1400+ investors, 170 employees and 6,700+ transacted units all within the Dallas-Fort Worth Metroplex.

Q. As a vertically integrated investment firm, what are Ashland Greene’s key focus areas?
Our mission is to make a positive social impact by balancing the needs of our four constituencies — investors, employees, residents, and communities.

Q. Can you introduce us to your services? What are their main features?
We have four lines of business. Ashland Greene offers an alternative to investing in the stock market by providing accredited investors private placement opportunities in real estate. Ashland Greene has outperformed the S&P by an average of 2.88 times on full-cycle deals.

Our vertically integrated multifamily investment firm includes AG Living, which handles property management, and Ashland Greene Construction Management, which handles construction and renovations. Ashland Greene IMPACT, our 501(c)(3) nonprofit supports DFW communities in education, employment, and health and wellness.

Q. Can you provide us with one or two success stories describing the challenges your clients faced and how Ashland Greene helped them overcome those challenges?
In 2020, amidst the pandemic, our third-party property management partner struggled to meet tenants’ needs and potentially jeopardized our investments. At that time, many advised against taking full control of property management. However, we internalized the property management function and the results have been impressive. In its first eight months, AG Living elevated average occupancy rates across our portfolio from 83% to 95% pre-leased, with a 38% increase in collections. In June 2022 as capital markets started to shift, we began to take steps to mitigate potential economic challenges. On our quarterly investor call, we discussed upcoming investment and property management changes to deal with the changing market. We have bolstered our executive team with strategic hires and put key personnel in place to manage assets. In 2023, we secured fixed-rate government agency loans to further protect our investors.

Q. What new endeavors is Ashland Greene currently undertaking?
We have strategic, mindful growth goals that deliver on our mission. We aim to grow to 30,000 units by 2030. We will always remain unequivocally committed to quality – making high-quality investments, providing remarkable tenant service, and contributing to society through philanthropic endeavors. Our growth is not just about numbers; it is about making a meaningful difference in every facet of our business and the lives of those we serve – our investors, our employees, our residents, and our communities.

Q. Is there anything you would like to add before we wrap up?
The Ashland Greene team has done an incredible job amid a turbulent economy, particularly since mid-2022, when the Federal Reserve began raising the benchmark rate to fight inflation. The economic headwinds have created opportunities that suit our operationally intensive investment approach. This past year has taught us quite a bit, and we are better and stronger for it. We are excited for the significant generational investment opportunities that lie ahead in 2024.

Shakti C’Ganti possesses extensive knowledge in brokerage, underwriting and acquisitions, construction, property management and asset management. His background in investment banking and private equity fund experience has equipped him with exceptional vision, an aptitude for value-added rehabs and commercial real estate syndication.

Shakti holds a bachelor’s degree in economics with a minor in business from the Haas School of Business at the University of California, Berkeley. He earned his master’s in international economics with a concentration in emerging markets from the Johns Hopkins School of Advanced International Studies. To date, he has earned the following accolades in his illustrious career.
